How does a real estate agent make $1 million a year? Treat it as a job with one requirement: set one qualified listing appointment a day. Over 280 working days, that's 280 appointments, 250 kept, 170 listings at a 60% closing ratio and 100 sold. At $7,000 per sale plus a 50% split on 100 buyers, it adds up to $1,050,000.

If I offered you a job paying $1 million a year, and the only way to keep it was to set one qualified listing appointment a day, Monday through Friday, could you do it? I bet you could. So what would you do differently that you're not doing right now?
You'd be there at 7 a.m. You'd be dialing at 8 a.m. local time. You'd call the people most likely to give you an appointment, like for sale by owners, not the easier neighborhood calls. You'd practice your scripts, learn every common objection, and you wouldn't take no for an answer when a yes is still possible. Well, you already have that job. Your real estate license gives it to you.
You work 280 days a year and set 280 appointments. Thirty cancel, so you go on 250. At a 60% closing ratio you take 170 listings, so you can mess up 80 of them. You sell 100, and 70 expire.
For every 100 listings you take, you attract about 100 buyers you could close. You don't work with them. You refer them out or hire a buyer's agent. With a pretty low average commission of $7,000, 100 listings sold is $700,000. A 50% split on 100 buyers is $350,000. Together that's $1,050,000 a year, and the year still leaves you 85 days off.
Napoleon Hill called it a burning desire. I call it an obsession. Then comes work ethic: show up on time, have a schedule, have a plan. And learn to do your job whether you feel like it or not. David Goggins says, "I don't stop when I'm tired. I stop when I'm done." You're done when you've set that one qualified listing appointment for the day.
Get out of your head. Stop overthinking and overanalyzing. Follow the structure and figure it out as you go.
A lot of agents prospect without knowing what they're prospecting for. They want to talk to 20 people, put in three hours or get leads. Those are the wrong goals. If you expect to talk to 20 people, you get "contact titis." I want you to have "appointment titis."
Until you set a qualified listing appointment, everything else is a distraction. One priority, one focus.
What is rejection anyway? A complete stranger hanging up on you. Who cares. Build resilience, learn and move on. While the phone rings, repeat your mantra: "You are my next appointment."
Always assume they're giving you an objection, not a condition. "I'm going to relist with the same agent" is an objection. A condition is something no matter what you say, it's not going to change. If you treat objections as conditions, you'll just give up.
Have a pre-prospecting routine for mindset and communication skills. No social media, no emails. Dial at 8 a.m. with the goal of an appointment before noon. Call in this order: brand new expireds, new cancelled listings, for sale by owners, old expireds, old cancels, for rent by owners, then circle prospecting focused on likely sellers and absentee owners.
Albert Gray wrote, "Successful people do what they're supposed to do on the days when they don't feel like it." If you only prospect when you feel like it, there won't be 280 days.
Jackie's math is one qualified listing appointment a day for 280 days a year.
60%. From 250 appointments that's 170 listings, with 100 sold.
Yes, but not working them. Listings attract about 100 buyers, who are referred out or handed to a buyer's agent for a 50% split.
A condition can't change no matter what you say. Jackie says to always assume you're hearing an objection you can handle.
making a million dollars a year as a real estate agent. Most think that that's impossible. It's for the top few. What if I told you that with a proven aggressive blueprint, you can make it happen? I did it. I closed 120 deals a year for several years, and I have coached thousands of agents. Don't worry about what anybody tells you. Making seven figures in real estate is absolutely possible if you know what to do and you have the discipline to do it. Look, 87% of agents fail, but that means that 13% succeed and many of that 13% build massive wealth. And that proves that you can do it, too. In this video, I'm going to share with you the nonnegotiable principles that you have to follow, the exact activities and the mindset to get you to $1 million a year. This isn't fluff. It's an exact blueprint to get you there. Let's start by playing a game. If I offered you a job making $1 million a year and the requirement for you to keep this job and not get fired is set one qualified listing appointment a day Monday through Friday, could you do it? I bet you could. And my question is, what would you do differently to keep that job that you are not doing right now? That's an interesting question. And here's why. Your real estate license really gives you the opportunity to have this job. I'm going to break it down on this video. You're going to know to the smallest detail exactly how to make a million dollars a year with your real estate license. You already have this job. You just got to now step into that role and take action. But let's go back to the question. What would you do differently to keep this job and not get fired that you're not doing right now? I would show up to the office early in the morning. If I'm supposed to be there at 7 a.m., I would be there at 7 a.m. for a million dollars a year. I'm not messing around with this. Here's number two. I have to set a qualified listing appointment every day. So, I would be on the phone dialing and talking to people at 8:00 a.m. local time. Here's the other thing you would be doing that you're not doing right now. You wouldn't stop talking to people until you actually set that appointment. You wouldn't give up. It's too much money on the line. You would call people where you know you have a higher probability of actually setting that appointment. You wouldn't be talking to uh people in a neighborhood because those calls are easier. No, no, no. I got to talk to Wait, for sale by owners, they're selling. I have a higher probability. I'm down. Let's go. You would use scripts that make sense. You wouldn't just be saying stuff to people just because it seems easy. You would use scripts that that are that that make sense, that are efficient, that are going to get you the end result you're looking for. You would be practicing your scripts when you're not making calls. You would practice over and over and over and over so you could build your confidence so when you get on the phone you sound powerful. You would do that. You would learn how to handle and overcome every one of their common objections. You would not take no for an answer when a yes is still possible. The first objection somebody gives you, you wouldn't say, "Oh, okay. Well, good luck. I'll call you back in a month." No, you wouldn't do that. and you would be a master closer. You would learn how to ask for the appointment. You would lose all the fear. A million bucks a year would be worth it, right? Well, you already have that job. And I'm going to give you the details of what it takes. I think this is really important because I I have coached tens of thousands of agents. I I I have a lot of clients currently. So, I know that a lot of agents feel like they want to have all of the answers before they start so they feel comfortable. But guess what? You wouldn't say somebody's offering you a million dollars a year to to do this job. You wouldn't say, "Well, you know, let me go learn what to do and then I'll come back and we'll get started." You'd say, "No, let's go. I may not have all the answers when I start, but I can figure it out. I will find the answers. That's the attitude. So, here's the numbers breakdown for your million-doll job. Check this out. You would work 280 days a year. Those days, here's your task. Find someone who wants to sell, set an appointment, pre-qualify it, and then go out on appointments and take listings. out of the 280 appointments that you set, you would go on 250. So 30 would cancel for whatever reason. So you go on 250 with a 60% closing ratio. You would take 170. So you could mess up and not know what to do on 80 of them. You take 170 listings. You sell 100 of those. 70 of them expire. Whatever happens, you sell 100. This formula is is well known by coaches like myself that have been around for a long time. For every hundred listings you take, you will attract the same number of buyers, 100 buyers that you could actually close because listings bring in so many buyers. Now, you're not going to work with those buyers. You're gonna either refer them out and collect the referral fee or you could hire a buyer's agent in your team. You cannot be out showing properties and working with buyers. You got to stay focus on your job, which is to set one appointment a day. So, here we go. You take 170 100 sell. You attract 100 buyers. You collect a referral fee or a split of 50% on the buyers with a 100 listings sold at a I think it's pretty low average commission for the United States right now. Let's say $7,000 in many areas is a lot higher, but let's just go with 7,000. 100 listings sold times $7,000 is $700,000. 50% split on 100 buyers will be $350,000. There is your million-doll job. 700 plus 350 1,50 a year. Could you make this happen for a million bucks? I guarantee you can if you just watch the videos on my channel. This one's going to give you a lot, but there's so much training on my channel all focused on listings. So this is very exciting for you to accomplish this goal. You have to become obsessed with it. You got to want it beyond it's it's not just oh it's a good idea. I I mean I would like to to take a hundred sell a 100 listings go set all these appointments and make a no no obsessed because when you are obsessed it's what Napoleon Hill the author of think and grow rich a very well-known book on mindset he says you got to have a burning desire I call it an obsession okay that must be in place here's number one having work ethic Yeah, you show up on time. All the things you don't do right now, you got to do it. You got to have a schedule. You got to have a plan. Work ethic. This is not for someone who just wants freedom, okay? You you're going to have freedom because when you start making a million dollars a year, trust me, the financial freedom is going to help your life in many ways. And the year has 365 days. You have 85 days off. you have plenty of freedom and weekends off. Point number two, learn to do your job whether you feel like it or not. So, I wrote down this quote by David Gogggins. That's another great book on mindset. Can't hurt me by David Gogggins. He says, "I don't stop when I'm tired. I stop when I'm done." That is work ethic. Doesn't matter if I feel like it or not. Am I tired? Do I don't whatever. It doesn't matter when am I done when I set that one qualified listing appointment for the day. Tomorrow is a new day. Today I'm going to figure this out and I'm going to keep going until it's done. Point number three, get out of your head. Stop overthinking and overanalyzing stuff. This is simple. You follow the structure. You follow what I'm telling you to do. Just do it. Don't Don't Oh, let me think about it. Oh, is this going to happen? Is that going to happen? What do I do? You figure it out as you go. Point number four, do you have a goal when you are making calls? If you are making calls, a lot of agents decide to prospect and they don't know what they're prospecting for. They want to talk to 20 people or the goal is to make calls for three hours or it's to get leads. No, those are the wrong goals. You have to focus on setting an appointment because you get what you expect. So if you expect to talk to 20 people, you're going to get contact titis. I don't want you to have contact titis. I want you to have appointment titis. That is what you talk to people for, not to get leads, not to put in hours, not to waste your time. Point number six, focus on a simple specific goal. As I said, I'm repeating because repetition is the mother of skill. And how you're going to remember what is that simple specific goal? Set one qualified listing appointment. Number seven, you have only one thing to do every day. It's point number six. So until you set a qualified listing appointment, everything else that you think you have to do and take care of is a distraction. So it's one priority, one focus. Number eight, don't let rejection bring you down. What is rejection anyway? A complete stranger hanging up on you. Who cares? You're never going to talk to them again unless you decide to call them back and they don't know who you are and you don't know who they are. So getting hung up on getting mean people on the phone, it is part of the process and you got to build resilience and you got to get used to it. So do not beat yourself up. Oh, you know, 20 people hung up on me. So what? You got to keep going. Learn and move on. Number nine, here's a mantra. Write this down. As you're dialing the phone and the phone is ringing and you know a lot of people don't answer all of the things that happen when you do this, your mantra is you are my next appointment. So in your mind, that's what you're repeating to yourself. You're not dwelling on the hangups, on the no answers. No, you are my next appointment. You are my next appointment. Brainwash yourself with that. What you focus on expands next. Always assume they are giving you an objection, not a condition. This is huge because real estate agents, they hear an objection. Somebody says, "Well, uh, I'm going to relist with the same agent." That's an objection. It's not a condition. A condition is something that no matter what you say, it's not going to change. Can you change that? Absolutely. for a million dollars a year, we're gonna find the answer on how to handle that objection. There are no conditions. The the problem is that if you assume that they're giving you conditions, you're just going to give up. And and that's not the attitude and the mindset of someone who makes a million dollars a year. Number 11, follow a schedule. This is not about doing whatever you want whenever you want to do it. And your schedule is very simple. Get on the phone at 8 a.m. Talk to people who are likely to give you an appointment for today and don't stop until you got that appointment. That is your schedule. Number 12, master your morning. You got to have a pre-p prospecting routine before you get on the phone at 8 a.m. a routine to strengthen your mindset and build your communication skills. Communication is the business that you're in and you got to work to improve the quality of your communication every day because that is how you make money. So mindset skills in the morning, master your morning, no social media, no distractions, no responding to emails, none of that. That's all a distraction. You're not going to get into anything else until you set that appointment. You're going to start dialing at 8 am. And the goal is to get an appointment before noon. You don't want to prolong it. Some days it might take longer, but if you do everything the way I say, by noon, you should be done. Here's the priority of calls, who you're going to call, and in what order. brand new expireds, new cancelled listings, for sale by owners, old expireds, old cancels, four rent by owners, and circle prospecting with the focus on people that are likely to sell and absentee owners. So companies like Espresso Age and Vulcan 7, they they actually have filters for you to find and algorithms they use to figure out who's likely to sell, who the absentee owners are. All these filters that you can use. Number one quality of the best of the best top listing agents and every successful person in any undertaking. It's their ability to focus on the task at hand. No multitasking and being able to control your mind. Because one of the biggest distractions, believe it or not, it's not the things on the outside. It's your mind telling you, you know, this is not going to work. Oh, and and you know, I don't feel like it or I'm afraid to get hung up on having doubt that you're you deserve it. Whatever. You know, the mind is is is crazy and that is a huge distraction that takes your focus away. And like I said, successful people in all sorts of different careers and undertaking. They develop the ability to focus on the task at hand. That is critical. And the last point, the common denominator of success. There is an an essay you could Google and read it. It's awesome. by Albert Gray and he says, "Successful people do what they're supposed to do on the days when they don't feel like it." I had already mentioned that point when I gave you the quote by David Gogggins, but this is critical because if you're only going to make calls and prospect on the days when you feel like it, there aren't going to be 280 days. And for you to make a million dollars a year, listen to that part of this video again. The math is there. It makes complete sense. You just have to execute the plan. You already have the license to do it. But you can't be a product of how you feel. You need to have the work ethic and make it happen every single day. This is the path to making $1 million a year. But it requires you to put in the time and effort to sharpen your communication skills, strengthen your mindset, and develop the discipline to take action consistently. So check out this playlist on your screen where I share with you the best tools, strategies, and scripts for you to achieve that goal.
